Real Options for Network Design

A network study usually optimises for the expected forecast and commits. Real Options for Network Design asks what the right to decide later is worth: waiting until demand is confirmed, starting small on a big site and expanding in steps, or leasing with the right to hand the space back. A second page values a two-region network: a central hub that pools demand, regional hubs, or a pilot hub that makes the next one cheaper. You can calibrate it from your own demand history, compare scenarios, print a decision report, and learn it with a three-level tutorial, in English or Spanish. It values those strategies on a demand lattice and compares them with the best fixed design a competent planner would choose, not with a straw man.

What it does

  • Five strategies, one fair comparisonCommit now to the full footprint, the best fixed design, wait and see, stage and expand, and lease with break clauses, each with its optimal policy. Every owned site can be sold for a resale value, or mothballed and restarted; the staged site can sell capacity back in steps. The headline is the value of flexibility over the best fixed design.
  • The realism that moves the answerA decision window separate from the asset life, build and expansion lead times, a 3PL that covers unmet demand at a lower margin up to a limit, lost-sale penalties, cost escalation, a staging premium and a market ceiling.
  • Two valuation basesExpected cash flows at a WACC, as practitioners do, or risk-neutral valuation with a market price of demand risk, as option theory requires.
  • Decisions you can act onA decision map with the demand levels that trigger building or expanding, the payoff and NPV distribution over simulated paths, value against volatility, a sensitivity tornado, and links that reproduce any scenario.

How it is built

Demand follows a recombining binomial lattice whose step adapts so the growth you set is represented exactly. Each strategy is solved by backward induction, with lead times handled as multi-step expectations, and then replayed forward along simulated paths. Its tests check the lattice against Black–Scholes and a closed form, the dominance relations between strategies, how option value responds to volatility, the window, lead times and penalties, that the simulated policies reproduce the lattice values, and convergence as the step shrinks. Everything runs in your browser.
